  • KITCHEN HOUSE Event Space Rental Agreement Kitchen House ("Owner") agrees to rent its event space located at 1514 Dandridge, Cedar Park, TX 78613 to the individual listed below ("Renter") under the following terms and conditions.
  • 1. Reservation & Payment: A $100 refundable security deposit is required at the time of booking to reserve the event date and time. Reservations are not confirmed until the security deposit is received. The remaining rental balance must be paid in full no later than three (3) calendar days prior to the event. Failure to pay the remaining balance by the due date may result in cancellation of the reservation at the Owner's discretion.
  • 2. Security Deposit: The $100 security deposit will be refunded within five (5) business days after the event following inspection of the property. The Owner may deduct all or part of the security deposit for, including but not limited to: Damage to the building, furniture, equipment, fixtures, or décor Damage to outdoor areas, landscaping, parking areas, or surrounding property Excessive cleaning Trash or decorations left behind Missing or broken items Unauthorized overtime Violation of this Agreement If damages or cleaning costs exceed the amount of the security deposit, the Renter agrees to pay the remaining balance within ten (10) days of receiving written notice.
  • 3. Cleanup: Before leaving, the Renter agrees to: Remove all personal belongings, food, decorations, and trash. Place all trash in designated receptacles. Load all dishes into the dishwasher or wash, dry, and return them to their proper locations. Wipe all tables, countertops, and work surfaces. Sweep and mop floors as needed. Return furniture and equipment to their original locations. Leave the facility in the same condition it was received.
  • 4. Liability: The Renter accepts full responsibility for the conduct and actions of all guests, vendors, contractors, entertainers, and invitees. The Renter is financially responsible for any damage, theft, loss, injury, legal claim, or expense arising from the use of the property during the rental period. The Renter agrees to defend, indemnify, and hold harmless Kitchen House, its owners, employees, and representatives from any claims, damages, liabilities, attorney's fees, or expenses arising from the event, except to the extent caused by the Owner's gross negligence or willful misconduct.
  • 5. Property Rules: The Renter agrees that: No illegal activities are permitted. The maximum occupancy established by the Owner will not be exceeded. Any damage caused by guests or vendors is the responsibility of the Renter. The Owner reserves the right to end the event without refund if unsafe, illegal, or destructive behavior occurs.
  • 6. Governing Law: This Agreement shall be governed by the laws of the State of Texas. Any legal action relating to this Agreement shall be brought in Williamson County, Texas, unless otherwise required by law.
